In principle, the urban planning situation was predetermined down to the individual volumes. Only the inclined path of the railroad caused a slight deviation in the definition of the building lines, as in the north-east they do not follow the right-angled structures of the lead project for a short time, but the incline of the railroad line. This gave us the opportunity to use the additional space available for the residential building compared to the lead project and to extend the building there.

As a result, we gained “air” inside and were able to generate a “pavilion” or atrium based on the historical model. This can now provide natural ventilation by supplying cooler air from the park, which is drawn upwards by the “chimney” effect, and even provide natural lighting on the upper floors. Despite the high tract depths required for reasons of economy for “affordable living”, we are able to offer a large number of “through-floor” apartments.

The regularity of the panes or frames allows for modularity in both the apartments and the units in the commercial building, for which this system seemed equally appropriate. At the same time, however, slight variations in the system allow a high degree of design variability and a great deal of variety to be achieved. On the façades of the commercial building, the frames are prepared for the variable use and replacement of sun protection, parapet, plant trough and even balcony elements. The image of this building at the northern entrance to the quarter could thus change over time in line with new requirements.

BUILDING IN A CYCLE

On-site inspections impressed us with the quality of the various prefabricated elements of the existing buildings to be demolished. In the spirit of the circular economy, we propose reusing the exposed aggregate concrete façade elements and using them, rotated by 90 degrees, as balcony parapet elements.

Thanks to their solidity, they offer privacy and, in combination with plant troughs, the balcony as a living space with a special flair. We want to use the prefabricated girders of the existing garage, plated across the corner and thus transparently framed, to screen off various service zones on the ground floor.

Suitability for demolition and dismantling

With the means of a very high durability of the basic structures, with simple statics, with a high degree of modularity and with a deliberately demolition-friendly choice of construction and materials, the foundations are created for a long usability and for a value-preserving demolition capability. The open spaces in front of the communal rooms are a semi-public meeting space and a place for the building community, most of which offer shaded areas under the building overhangs. Due to the limited space available, the open space is tucked under the buildings and thus provides valuable outdoor areas, including a play area for small children. In conjunction with planting and the atriums, the chimney effect creates a natural cooling effect for the building.

Community garden on the roof: Roof areas on the seventh floor are intensively planted as gardens and are designed as communal terrace areas. Shade-forming pergolas, various recreational areas for different user groups, play areas for small children and urban gardening are offered here.
