The development proposal responds in two ways tothis location’s greater requirement for pathways and a definitespatial presence. While in the ground floor zone the public space iscontinued topographically, which creates maximum permeability, thedevelopment of the upper floors defines urban space with a sharpedge. Generously dimensioned openings and differentiated heightsgenerate exciting views and spatial diversity.
Topography
By sculpting the new outdoor areas as landscape,the pathways through the site are spatially defined. Coming fromSüdpark the path splits up into three directions: metro, lake,Sonnenallee. Below the new topography at strategic urban designpoints space is generated for functions with an impact on public life(supermarket, IBA etc.)
Two courtyards
Externally the development of the upper floors asa block edge presents a clear front to public space. Internally thefunctional combination of housing and commercial courtyard called foris created in the form of two courtyards: a deliveries yard thatbelongs to the commercial courtyard and a planted residentialcourtyard. Thanks to the numerous routes across the site bothcourtyards have pedestrian friendly connections in the ground floorzone.
By inclining the central building both horizontally and vertically generously sized openings to urban space are created for both courtyards.
By differentiating the building heights, thevolumes are structured at their upper and lower edges creatingspatial situations that can be used in a variety of ways. On theroofs there are outdoor areas “furnished” with glasshouses thatcan be used by the residential community and augment the usablepublic space in the courtyard.
